What is RERA?

RERA stands for the Real Estate Regulatory Authority. It is a government body established to ensure that builders and real estate agents conduct business ethically and transparently, protecting homebuyers from fraud and delays.

RERA states:

• Builders must share all important information with buyers, like the layout plan, government approvals, and the expected completion date of the project.
• Builders are not allowed to take more than 10% of the property cost as an advance before signing the sale agreement.
• All major real estate projects must be registered with the state RERA authority. If a project is not registered, it’s safer not to invest in it.
• The money collected from buyers must be deposited into a special bank account. This money can only be used for the construction and development of that particular project.

RERA Updates 2025

Here are the most important RERA Updates 2025:

1. Bigger Penalties for Breaking Rules

If builders break RERA rules or give wrong information, they can now be fined up to 10% of the total project cost. For example, Uttar Pradesh has made it a punishable offense to sell homes without getting the completion or occupancy certificate. This is good news for buyers as builders will be more careful and won’t hide important details or take shortcuts.

2. Faster Action Against Builders

In Karnataka and Rajasthan, if a builder does not follow court orders or refuses to refund money to buyers, the government can now take strong action. The authorities can seize the builder’s property and sell it online to give the money back to buyers. This is a big help for people whose money is stuck in delayed or unfinished projects.

3. One National RERA Portal for All States

Earlier, buyers had to visit different websites for each state to check project or builder details. But now, the new National RERA Portal makes everything simpler. With just one login, you can check:

• If the project is registered on RERA.
• If the government has given approvals for the project.
• Whether the real estate agent is registered or not.
• View the builder’s track record and past violations.

4. Clear and Honest Real Estate Advertisements

Now, all real estate ads, whether for homes or shops, must be completely honest and easy to understand. Every advertisement should include:

• The RERA registration number
• A QR code to check the official RERA project page
• The exact location of the project
• Real distances to key landmarks (measured by the actual travel route)

In states like Gujarat and Haryana, builders cannot even advertise or launch their projects unless they have all the required approvals. This helps buyers trust what they see in ads and avoid hidden surprises later.
